About

Peter Richardson is a senior solicitor specialised in urban regeneration and the development of commercial, residential and mixed-use projects. He is experienced in handling all construction and real estate aspects of a transaction.

Peter has very extensive experience in complex, high-value commercial and residential development transactions, acting for both the private and public sectors. His track record includes assistance with hotel development, funding and operation, as well as urban regeneration and the redevelopment of industrial and dockyard wastelands.

In terms of clients hailing from the public sector, Peter has acted for local authorities, urban development corporations and the NHS, in such matters as the regeneration of derelict industrial areas and rundown town centre locations. Peter's involvement has comprised the preparation and negotiation of development and joint venture agreements, as well as assistance with agreements for lease with anchor tenants and finance documentation.

In the private space, Peter has a strong interest in the hotel and leisure sectors. He has acted on the acquisition and disposal of individual hotels and portfolios, whether as asset or corporate transactions. He has dealt with development agreements in respect of substantial hotel and aparthotel projects for major funds, largely of hotels in the budget and mid-market sectors. Peter has also handled development and construction of a wide range of leisure schemes, involving cinemas, nightclubs, libraries, bowling alleys and fast-food outlets.

Peter is also skilled at acting on mixed-use and residential schemes, which compliments his commercial expertise. Currently, Peter's work frequently concentrates on the preparation and negotiation of development funding agreements, whilst also assisting with the drafting and negotiation of building contract amendments, professional appointments and collateral warranties.

Of growing importance and interest in Peter's work is the number of energy projects in which he assists, dealing with bespoke documentation such as framework and development management agreements. Much of Peter's work is cross departmental, and he is frequently required to collaborate with colleagues from the real estate, corporate, energy and banking departments.

Recent work

  • Acting on forward fundings for a national house builder in relation to several schemes throughout the country which are intended for the private rented sector.
  • Instructed by a major fund to advise on the acquisition or development of hotels across England.
  • Acted for a solar development and operations company in relation to the management of a solar development PV project and associated battery storage facilities. Peter was required to draft and negotiate the terms of a Development Services Agreement, which dealt with responsibility for project matters such as land acquisition, grid connection, seeking planning consents and procuring construction.
  • Assisting the real estate department with acquisitions where there is a strong construction element, and on lettings where construction and development input is necessary for agreements for lease.
  • Working with the corporate department on acquisitions and disposals where construction elements are significant, carrying out and reporting on due diligence and drafting seller warranties.
  • Assisting the real estate department with the drafting and negotiation of all construction- and development-related provisions of a forward sale agreement of several retail units to a major fund.
