Simon Butterworth has 20 years' experience dealing with significant commercial property projects, mostly related to development. He delivers practical, solution-driven advice in a concise, easily understood manner.

Simon provides a tailored real estate development service to clients often relating to complex projects. This extends to site assembly and acquisition, development and promotion agreements, overage arrangements and clawback agreements.

He additionally works with clients on joint ventures, financing, estate leasing schemes and their set up, and pre-lets and associated leasing agreements.

This approach invariably starts before heads of terms are agreed and includes evaluating property particulars, structures, parties, aims and intentions. Simon also ensures he provides a succinct, high-level review of the project so a client is better able to negotiate and agree workable, practical, appropriately structured deals from the outset.

Recent work
  • Acted for a housing developer on a refinancing of three developed schemes within its portfolio with an investment value of £40m.
  • Acted for a developer purchasing a 650 acre brown field explosives research facility owned by BAE Systems. Responsible for managing and co-ordinating input from 33 solicitors on the purchase and subsequent preparation for the development comprising an initial 2m sq. ft of warehousing, a power station, 500,000 sq. ft of office space, and other deliverables.
  • Acted for the owner / developer purchasing and developing the Vintry and Mercer Hotel in Garlic Hill, City of London
  • Acted for multiple developers on various mixed residential / office / retail schemes including:
    • A scheme of four high-end residential blocks at Lancer Square, London with a development value at £210m
    • A PRS scheme in St James, London with a development value of £200m
    • A residential scheme at Bayswater Road, London with a development value at £70m
    • A residential scheme at Lucan Place (former Police Station), London at £71m
