Paul is a no nonsense and highly commercial lawyer who takes pride in delivering for clients and taking overall responsibility for a given transaction and the advisers working on it. Paul is a big picture thinker with an eye for delivering value. He is passionate about teamwork, accountability, and work ethic which shines through in the work he undertakes for his clients. The goals of a client are Paul's own goals and he work tirelessly to deliver on his client's goals on a daily basis. 

Paul Moran is a partner in Howard Kennedy's real estate team with extensive experience advising on all aspects of the real estate lifecycle, including acquisitions and disposals, leasing, strategic asset management, forward funding of development projects, developments, and financing for the acquisition and refinancing of assets held within a wider client portfolio. He has a strong track record advising on complex, high-value matters and wide-ranging expertise spanning several sectors, including living, real estate investment, and retail & leisure.

Paul joined Howard Kennedy in March 2026, having spent ten years primarily acting for Global Mutual Properties, Columbia Threadneedle Investments, LaSalle Investment Management, CBRE Sovereign Centros, Westminster City Council, Orion Capital Managers, IREEF, Taylor Wimpey Central London, Empiric Student Properties plc, and Kingsbridge Estates Limited. Paul also has considerable experience acting for overseas investors speculating in the UK property market.

Throughout his career, Paul has enjoyed overall responsibility for asset management matters at a number of high‑profile retail shopping centres as well as mixed‑use developments. He works closely with clients to agree and implement strategic decisions, ensuring his clients' aims are always delivered and that the best possible value is realised from their assets.

  • Leading the corporate purchase of the shares in a Guernsey‑based entity to acquire prime office real estate in London valued at £10.65 million.
  • Leading the purchase of a multi‑let office building in central London for £15 million.
  • Leading the purchase and forward funding of the development of a 110‑bed student property in York for £12 million.
  • Leading the purchase and forward funding of the development of a 116‑bed student property in Leicester for £14 million.
  • Acting on the redevelopment of a mixed‑use site at the Barbican, London, comprising residential and retail outlets.
  • Leading a £70 million refinancing of a 15‑property student portfolio (circa 1,500 units).
  • Leading real estate reporting and facility agreement negotiations on a combined refinancing valued at £465 million in respect of five UK shopping centres.
  • Acting on the purchase of a UK asset valued at £86.5 million via the corporate purchase of the share capital of the Luxembourg‑based owner and subsequent “on‑shoring” of the asset into the UK buyer entity.
  • Leading the sale of a UK site conditional on planning for a 472‑bed student accommodation scheme with a sale price of £8.9 million plus deferred consideration.

Did you know

Paul is an ex-professional ice hockey player having played professionally for ten years for teams such as the Nottingham Panthers, Sheffield Steelers and the Belfast Giants. He captained the Great Britain Under 18 and Under 20 sides at 4 World Junior Championships and represented the senior team at four further World Championships. He also worked for Sky Sports as a commentator towards the end of his professional career. Clients often remark on his tenacity at work being deeply rooted in his sporting achievements.

Outside of work Paul enjoys spending time with his wife and two daughters Bella and Beau and travelling as much as possible.
