James Downes:

Trainee Solicitor

James Downes is a second year trainee solicitor currently sitting within the Commercial Litigation team.

James is undertaking his Commercial Litigation seat at present. He will assist with a broad range of contentious issues, including:

  • Debt recovery
  • Liaising with Court and Counsel
  • Case administration

James previously sat in the Private Client team, in his second seat, and assisted with:

  • Drafting of wills and Lasting Powers of Attorneys
  • Administration of estates (obtaining Grant of Probate)
  • Contentious probate matters
  • Trust matters
  • Tax research

Before that, in his first seat, James worked with the Real Estate team on matters that included:

  • Title investigations and searches for clients purchasing property
  • Exchanges of contracts and completions
  • Liaising with HM Land Registry on various matters
  • Lease renewals

Recent work

  • Assisted on a number of exchanges/completions for a rehousing project
  • Assisted with the drafting of a Licence to Alter for a landlord client
  • Served a Notice to Complete on behalf of a client who was trying to sell a commercial freehold
  • Applied for Grant of Probate on behalf of a client who was an executor of a deceased's estate
  • Assisted with the administration of a cross border estate (England and Spain)

Random fact

James has a keen interest in cooking, much to the delight and irritation of family members.
