Bhavini Patel is a real estate dispute resolution solicitor with a practice spanning both commercial and residential property matters. She acts for landlords, tenants and developers.

Bhavini acts for clients on contentious commercial and residential property matters, focusing on retail property and developer clients.

She advises on business lease renewals, breach of covenant claims, break notices, possession claims, site clearance, forfeiture claims, contractual disputes and trespass actions.

Bhavini has experience of defective premises matters and she has dealt with cladding claims. This work also includes advice regarding residential property matters. Bhavini works closely with the firm's construction team in relation to these issues.

Bhavini additionally provides creative strategic advice to retail clients when addressing the adverse impact of the COVID-19 pandemic.

Her practice spans County Court and First Tier Tribunal proceedings. Through strategic and commercial advice, Bhavini is assists client to avoid matters becoming contentious and where they do, she is able to resolve matters through negotiated settlements. Bhavini has attended numerous settlement meetings and successful mediations.

She is a member of the Property Litigation Association and sits on the Women In Property Events Committee.

Recent work
  • Advised a developer client on redevelopment and successfully assisted in a site clearance of a large multi-occupied site.
  • Advising a landlord client to avoid a potential £4m claim under the Defective Premises Act 1972.
  • Acting for a number of landlords to forfeit commercial leases and negotiating settlement to avoid applications for relief from forfeiture.
  • Advised Battersea Power Station on an application for dispensation under s.20 of the Landlord and Tenant Act 1985. This required communications with over 600 residents.
  • Acting for tenants of residential premises on complex service charge disputes.
  • Acting for landlords and tenants in opposed and unopposed commercial lease renewals under the Landlord and Tenant Act 1954.
  • Acting for an international clothing retailer in managing all portfolio matters to include lease renewals, dilapidations, breach of covenant claims and service charge disputes.
