The transaction forms part of the wider Cokerhurst Farm urban extension scheme and was successfully completed in under five weeks from draft legal documentation to exchange and completion.
The transaction involved a sophisticated package of planning, infrastructure, estate management and security arrangements - reflecting the complexity of the wider phased development. Howard Kennedy advised on all legal aspects of the disposal, including the agreement for sale, transfer documentation, tripartite infrastructure arrangements, estate management framework, planning and Section 106 obligations, and a bespoke security package for deferred consideration.
A key element of the deal was the coordination of extensive planning and Section 106 obligations, alongside a detailed suite of technical legal plans governing access rights, infrastructure delivery and future development phases. The team's role was to ensure that the legal structure supported the immediate delivery of the development parcel while preserving flexibility for the continued build-out of the wider scheme.
