The wider Elephant Park masterplan has already delivered 3,000 homes, retail and leisure spaces, and a two-acre park—the largest new green space in central London in 70 years. Sustainability is at the heart of the development, with energy-efficient homes, a low-carbon energy hub, and some of London’s first Passivhaus-accredited new-build homes.
Howard Kennedy negotiated the various property documents involving development leases, estate service charge arrangements and licences for storage, a meadow garden and a food market as well as a complex collaboration agreement.
Howard Kennedy deepens its relationship with HUB and H.I.G. Capital by concluding the second acquisition this year, both with purchase prices exceeding £30 million and GDVs over £300 million. Drawing on expertise across Development, Planning, Corporate, Tax, and Construction teams, the firm supported the duo with advice on TOGC arrangements, rights of light releases, vacant possession strategies, third-party debt funding, joint venture agreements, and development management agreements.
Aleem Khan, Senior associate at Howard Kennedy said: "This transaction exemplifies our ability to handle intricate, high-value deals, working seamlessly across teams to achieve our clients’ goals. We are delighted to support HUB and H.I.G. Capital in bringing their ambitious and sustainable vision for Elephant Park to life."
Robert Sloss, Chief Executive at HUB, said: “We are delighted to have secured this site and the chance to play our part in the ongoing regeneration success at Elephant Park in our ongoing strategy to deliver ultra urban living in exceptional places, and we thank Howard Kennedy for the team’s support during the process. We intend to be first class custodians of the site, and we look forward to developing more detailed plans for this living-led scheme.”
