The retrofit challenge... an introduction

The built environment is one of the most pollutive industries in the world, and a major contributor to the climate crisis. Globally, buildings are responsible for just under 40% of carbon emissions, while in the UK the built environment is responsible for 25% of carbon emissions.


Greenhouse gases are emitted at every stage in the lifecycle of a building, from the manufacture of materials through to its construction, maintenance and eventual demolition. 

While some progress has been made in reducing emissions, by current projections the sector will fall well short of net zero targets set by government and industry bodies.

What we mean when we say…

  • Retrofit

    The modification of an existing building or the addition of a new element or feature to a building after it has been in use for some time typically by the introduction of new materials, technology or systems to improve a building's functionality.

  • Repurpose

    The use of real estate or buildings for a purpose other than what was originally intended.

  • Redevelop

    The replacement of existing buildings and structures and existing uses in an area with new ones.

  • Refurbish

    The repair or restoration of the appearance and condition of a building.

Review, reimagine, realise…

In this series of our campaign, we aim to look at the emissions equation (policy; retrofit methodology; financial and tax barriers; legislation and regulation) and how each of these plays a crucial role in achieving net zero in the UK built environment.

We will also be taking a look at the steps needed when considering assets for retrofit and repurposing projects, whether the end game is to hold and manage assets or dispose of them.
