Following on from our event earlier in October, Dan Smith, Sarah Canning and Deenie Lee, continued the conversation on their Housed Podcast. It is a topic that is set to evolve over the coming years and we're looking forward to part two of our living series with The Property Marketing Strategists.

Dan Smith highlighted some of the key discussion points which we are going to include here as important questions to continue to ask.

  • 2030 is when UCAS is expecting 900k+ applications in a year - The 'Journey to a Million' has more impact perhaps, but what will PBSA look like then?
  • We know from the stats presented by Sandra Jones at Price Hubble that it's not just PBSA we should be looking at, it's also HMO's, Co-Living and BTR – are the newer entrants such as BTR and Co-Living responding better to the needs of Gen Z?
  • Is collaboration between PBSA, BTR and Co-Living as a more homogeneous shared living product potentially a segway to discuss how we deliver a tiered product, including affordable options? Insights from the entire panel of Philip Hillman, Sarah Canning, Debra Yudolph, Jenny Shaw, Jade Chalmers and Sandra Jones highlighted the need for greater visibility of data and the need to address differentiation of the product. In addition, identify segments of students, as not one size fits all.
  • Planning as an enabler of development. We wait for the response to the NPPF consultation, apparently the response was so high from the industry, the government are not expected to respond until early 2025.
  • Restricted development over the next six years.
  • More mixed tenures and flexibility – this opens more options for tenants, creates flexibility for developers and landlords and potentially mitigates the risk of voids. Is the industry ready to be more flexible?
  • More market segmentation - price points and products. How should developers and investors address in planning future developments?
  • More choice in mid-market - differentiation is key.
  • More sustainability measures. There could be plenty of stranded assets by 2030. Can opportunities in retrofit & repurposing make up some of the under supply and by doing so, provide something less standard?
  • Evolution of the room and flat - not just social spaces.  If it isn't broke don't fix it, is it time to refresh and listen to Gen Z?
