Simon Butterworth is a legal director with over 20 years of experience dealing with larger property developments, residential and commercial. He delivers practical advice in a concise, readily understood manner.

Simon provides real estate development service to clients, often relating to complex projects. This extends to site assembly and acquisition, development and promotion agreements, overage arrangements and clawback agreements.

Advice is often sought before heads of terms are settled, to include a broad evaluation of proposals, transaction structures, aims and intentions. Simon aims to provide a succinct, high-level review of the project so a client is better able to negotiate and agree workable, practical, appropriately structured deals from the outset.

Recent work

  • Acted for a developer in relation to the purchase of Apex One, a 26-storey residential tower at New Covent Garden Market to be developed with forward funding with a GDV at £150m.
  • Acted for a developer on the purchase of Morden Wharf, currently a light industrial and warehousing site with planning for redevelopment into 10 residential blocks of up to 36 storeys comprising 1,500 units with associated commercial offering. The GDV is estimated at £770m.
  • Acted for the purchaser of The Eastgate Centre, Basildon, a 130-unit Shopping Centre, made more complex as the site was to be split between two different buyers.
  • Acted for the purchaser of the Prince Bishop Shopping Centre, a 40-unit retail shopping centre in Durham, with proposals to turn part of the Centre into a new 130-bedroom hotel, a new residential element comprising 300 student units and new leisure attractions.
  • Acted for a Landlord on the letting of a property to Vidal Sassoon, setting up their new UK training Centre in Greek Street, Soho, at a significant rent.
